The TERRELL FAMILY RANCH is located only three miles North of Wheatland, Wyoming. From Interstate 25 take exit 80 at Wheatland, go right {East} tiny way to Sinclair station, go left {North} on Red Fox Rd 1 mile to Fairview Rd, go left {West} 1/4 mile to Red Fox Rd, go right {North} 1 mile to Riverview Rd, go left 1/2 mile to our Ranch headquarters on the right {North} side of road, 148 Riverview Rd. Our location is excellent with only 1 1/2 miles of well maintained gravel road on mail and school bus routes! Wyoming is the lowest populated state and offers no state income tax, 6% sales tax at Wheatland, and very reasonable real estate tax.

RANCH DESCRIPTION
The IRRIGATED land is nearly flat and level and presently supports a very excellent stand of cool season grass {that we graze with a well designed rotational grazing setup} and have harvested hay in the past. The irrigated land could easily be converted to cash crop production if preferred. Our irrigation water is supplied by the Wheatland Irrigation District {the largest privately owned irrigation district in the United States} and a supplemental irrigation well with electric pump and motor.. Our water distribution system is 3 center pivot irrigation systems with water delivered underground from a central supply pond at the Ranch headquarters. All 3 have electric pumps and motors. The back side of the Ranch is dryland grass and steep canyons with a live spring for cattle water and the Laramie River that is pretty much our North border. Hunting opportunities are plentiful especially for white tail deer, mule deer, wild turkeys.Canadian geese, and. of course, coyotes, rabbits, racoons, and a variety of other varmints. Rock enthusiasts will be very encouraged. Elevation is approximately 4700 ft.
